BUILDINGS

FOUNDATION RISKS

Buildings are typically founded on piles. These piles are increasingly vulnerable to wood rot due to bacterial attack or dryness, such as low groundwater levels during the summer. This all leads to a situation that will only get worse in the future. This rot or deterioration causes subsidence, which in turn manifests itself in the form of cracking, jamming windows and doors, or in the worst case: leaning. Foundation repair in some cases can cost as much as €120,000 per building. Sagging of properties can be an indication of weak foundations. Housing corporations use our data for prioritization in a joint approach with, for example, sustainability measures. Municipalities use Sensar’s information to inform and support residents with weak foundations.

DAMAGE FROM (CONSTRUCTION) WORK

Buildings can also be damaged by construction work. Drainage during construction, heavy traffic passing by, or other types of vibrations can cause a property to sag and suffer damage. With satellite data, you can identify weak buildings even before construction starts by looking back in time on satellite images from our archive and detecting any subsidence in the past. In addition, you can monitor it during construction to ensure that the work is not having any undesirable effects on the property. After construction, you can compare the before/after situations and discover any damage to assign it to the causer. The result: less damage and inconvenience, and the cause/effect is better mapped.

EFFECTS OF DROUGHT/CLIMATE CHANGE

Climate change means more frequent (and very) dry summers. This lowers the groundwater levels, which can have a direct effect on the drop in ground level. Properties may also experience problems due to prolonged drought. Low groundwater levels cause foundations to become dry, resulting in possible damage to the property. Due to the high measurement frequency of our satellite recordings, we can very accurately map (additional) subsidence of properties due to drought for stakeholders.

THE BENEFITS OF MANAGING buildings WITH SENSAR

You get an indication of the foundation risks of all your properties. You can intelligently prioritize; maintain where necessary, defer where possible.

You can identify weak properties before you start building. This gives you the option of taking targeted additional measures or inspections.

You can start building immediately. No long period of baseline measurements required.

You have a clear Provision of Information for residents/residents.

You will understand the effects of climate change and know what measures to take for climate adaptation.
